Frequently asked questions

How we calculate your offer

After-repair value, minus the cost of repairs, minus our margin. We show you the math.

How do you come up with the offer?

After-repair value, minus the cost of repairs, minus our margin. We show you each number.

Is there a fee or commission?

No. There's no commission, no fee to Empire NY Homes, and we pay the closing costs.

Are you a wholesaler? Who's actually buying my house?

We are. Empire NY Homes buys in its own name with its own funds and closes through a local title company. We don't assign your contract to another buyer.

How fast can you close?

As fast as 7–14 days. If you need longer — to find your next place, or to get through probate — we close on the date you pick.

Do I need to make repairs or clean out the house?

No. We buy as-is. Leave whatever you don't want; we handle the clean-out.

Do you buy houses with tenants in them?

Yes. Month-to-month or on a lease, paying or not. We take the house with the tenants in place.

Do you buy inherited houses or houses in probate?

Yes. We work with your estate attorney and the Surrogate's Court timeline, and we can close once letters are issued.

I'm behind on my mortgage. Can you still buy the house?

Yes. We buy houses in pre-foreclosure.

Will you buy a house with open permits, violations, or an illegal apartment?

Yes. Open permits, violations, and unpermitted work are normal for us.

Do you buy fire- or flood-damaged houses?

Yes.

Do you buy condos, co-ops, or multi-family?

Condos and multi-family, yes. Co-ops, no.

Do I have to accept the offer?

No. It's free, in writing, and there's no obligation. If we're not the right buyer, we'll say so and point you to someone who can help.

Where do you buy?

Suffolk County, Nassau County, Queens, Brooklyn, the Bronx, Staten Island, Manhattan, and Westchester County. Full town list on the service-area page.
